All testing is carried out in accordance with Part P of the Building Regulations and the latest edition of the IEE Wiring Regulations, BS7671.

Reporting is on NICEIC forms (National Inspection Council for Electrical Installation Contractors) or IEE forms (Institute of Electrical Engineers).

Electrical Installation Certificate
Any electrician installing a new circuit or altering, extending or adapting an existing circuit should issue the property owner with an Electrical Installation Certificate or Minor Electrical Installation Works Certificate on completion to confirm the work complies with the requirements of BS 7671.

Periodic Inspection Report
An electrical survey, known as a Periodic Inspection Report (PIR), will determine if an existing electrical installation complies with the latest IEE Wiring Regulations, BS7671.  It will reveal if circuits are overloaded, find potential hazards in the installation, identify defective DIY work and highlight any lack of earth bonding.  It includes electrical tests on the fixed wiring to determine it is safe. The report will establish the overall condition of all the electrics and state whether it is satisfactory for continued use, and detail any rectification work that might be needed.

Visual Electrical Inspection
A Visual Inspection is normally done as part of one of the other surveys but they can be done on there own. It identifies defects, damage and deterioration of the installation, together with the general level of compliance with the latest IEE Wiring Regulations. As this type of inspection does not include electrical tests, it cannot alone determine whether the installation is safe for continued use. A full Periodic Inspection and Test to BS7671 would be required for this.

Property Pre-Purchase Survey
We provide either a Visual Electrical Inspection to check key parts of an installation or a full Periodic Inspection and Test which is more useful to property purchasers because it is more thorough.

Landlords Safety Inspection
Some Electricians recommend Visual Electrical Inspections for Landlords Safety Inspections because they are cheaper. Since Visual Inspections do not include electrical tests, they cannot alone certify the safety of an electrical installation and we recommend a full Periodic Inspection instead.

Price Guide
Prices depend on the number of circuits to be tested. Typically they would be:

Periodic Inspection and Test or Electrical Installation Test  
One or two bedroom properties (up to 4 circuits/fuses)  £120.00
Each additional circuit/fuse  £15.00
Visual Electrical Inspection (small property)  £80
Commercial properties  site survey required

Note these prices are inclusive and assume that the property has only one fuse box and and that circuits are readily identifiable, i.e. labelled.
